imobia is a proposal for a custom customer service system for a real estate agency handling sales and rentals with five agents. The idea is for artificial intelligence to reply on WhatsApp, understand what the customer is looking for, and show only listed properties. The system has not been built yet; the plan is under discussion.

For people looking for a property, the proposal includes service at any time, photos of real listings, and suggested viewing times. When it is time to negotiate or arrange a visit, the agent takes over the conversation and receives a summary of what the customer wants. The team could also add properties using photos and audio, with confirmation before completing the listing.

Before getting started, note that how the team will use the system is still being decided, and Evolution API, planned as the link to WhatsApp, is unofficial; the plan includes precautions for the phone number and a possible switch to the official API. The proposal also includes limits to track artificial intelligence costs, personal data safeguards, and reminder messages only during business hours. The first version does not include social media, property portals, contracts, or rent collection.
